Client Needs
After serving the household for a century, this bathroom needed a transformation. The current owners, “André” and “Tina,” wanted to open the floor space for easier supervision of the kids. Thanks to creative use of affordable, quality fixtures, and maintaining the bathroom’s size, the budget could accommodate a pair of splurges; custom painted tile, and the “telephone” hand spray faucet in the tub. Remodel Highlights:
- The new layout affords a supervising adult plenty of room to sit nearby and enjoy the kids’ playful bathtime.
- While the bathroom was open, we added a much-needed circuit. Until that point, no electrical outlets had been wired in the bath.
- When the children grow into showering, a riser and circular curtain will be added with ease.
Notes for Architects:
- Like many other older homes in Portland, the floor hid an interesting sight: lead waste lines. Because they tied into a cast iron stack, our plumber was able to remove the lead and upgraded the system to meet current code.
- Another surprise below: the floor joist had been entirely cut through to install the water closet. Remarkably, there was no visible sagging in the floor. Sistering the joist provided the necessary support without sinking the budget.
- To install electrical outlets, a new circuit was brought up from the basement through the chase next to the old plumbing stack.
